Third Quarter Vacancy and Rent Rate Reports Have Been Released

The 3rd quarter Vacancy report is posted in our BLOG for your review.

The thing that I find most notable in comparing year to year statistics is the increase in the quantity of units under management being reported by participating managers. In 2017 the first three quarters of the year saw an average total of 13,255 MF units for Ada and Canyon Counties representing the reported statistics, where there were an average total 6,436 SF units for Ada and Canyon Counties represented.

In 2018 for same period, the vacancy reports drew from a total average of 13,923 MF units and 7,288 SF units. This reveals an average percent increase from 2017 to 2018 of 5.64% of MF units in Ada County, 3.58% MF in Canyon County and an increase of 14.29% SF homes in Ada while Canyon County experienced a 10.8% increase in SF homes. For our Boise Metro area to be experiencing such a low average vacancy rate of only 2.2% for our third quarter 2018, despite the large increase in rental inventory speaks to the continuing demand for rental housing in this area.

Accounting Updates

We are getting very close to the end of the year! If you have paid for maintenance items or capital improvements for your rental directly this year, and would like those items to be included in the year end statement you receive from RMA for reporting and record keeping convenience. Please contact Karen Hill directly to make arrangements. Vendor billings for pre-elected optional maintenance items received prior to the 20th of the month, will be billed in November’s statement. Any billings received after the 25th of the month will appear in your December statement.

Employee Spotlight – Kristal Smith

Kristal Smith, our Onboarding Specialist and Assistant Property Manager, is our spotlight employee this month. She has been with us at Realty Management Associates for just under a year. She grew up in Washington State, and made her way to Idaho to attend the University of Idaho in Moscow.

When Kristal is not in the office she enjoys a variation of different things. In her spare time she can be found romping around with her two beloved chocolate labs in the park, or frequenting the plethora of downtown events Boise offers. Among those, one of her favorite pastimes is sampling local craft beer.

Kristal has a very close relationship with her mother, sighting her as someone she admires most because of her patience and support. She is a lover of dogs, football, and dance. Things she most certainly doesn’t love: loud chewing, dirty dishes and having to tell someone something twice.

Kristal’s passion for dance is especially relevant in her life. She’s an avid reader of Dance Teacher Magazine, as she teaches several dance classes of her own! Kristal supports the ‘Dance Teacher Certification Initiative’, which requires all dance teachers to have either a bachelor’s degree in dance or to complete an equivalent certification to ensure that instructors are qualified to pass the art of dance on correctly.

A woman of both grace and grit, Kristal can throw a perfect spiral football. With her busy schedule, she says if she could be anywhere, she would be relaxing on a white sandy beach in the Caribbean, likely enjoying a Rum & Coke. Kristal’s tropical theme continues as she says that one of her primary bucket list items is to explore the Great Barrier Reef.

Wishing you warm waters and colorful sea life soon Kristal, in the meantime thanks for everything you do here at Realty Management Associates!
