Important Reminders

1)I don’t know about your yard, but mine is growing like a weed! And the weeds are growing too☺ So remember to get out at least once a week to pull weeds and mow the lawn.

2)The weather is getting hotter and the temperatures are remaining more consistant. This is the time when dry patches will present themselves. Please be on the lookout for areas that sprinklers are missing, and contact us for repair, if needed. This applies to tenants in duplex, 4-plex and apartment complexes as well. The HOA company is supposed to catch these things, but they don’t always. So please let us know if sprinklers are over watering, watering buildings or driveways, or underwatering the lawn or planter beds. Pam@rentalsinboise.com

3)Over the next several months we will be scheduling Dryer Vent cleaning, Power Washing, and Crawl Space and Attic inspections for those properties whose owners elected to have these services. If you rent one of these homes, you will be contacted by our property manager to alert you to the fact that you will be contacted by one of our vendors to arrange for access to the property. As a precaution, never allow any service provider access to your property unless you have been notified to expect them by us first.

Are You Making an Invisible Repair or creating a Patchwork?

When tenants vacate a rental, they would naturally like to be refunded the security deposit they placed with the management company upon move-in. RMA has very clear guidelines on what is considered to be normal wear and tear and what is damage. Normal wear and tear does not incur a charge against the security deposit, however the cost to repair damage will. In this article I am only going to address walls, specifically repair to walls where items have been mounted or hung. It is impossible to mount a TV to a wall without creating what RMA would consider damage. However, regular size paintings and wall art that can be hung from a picture hanger fastened by a brad, will not create a hole large enough to be considered damage, (no larger than 2cm). When preparing a home to vacate, it is important to resist the urge to patch paint walls. Even if cans of matching paint are available to you, it is difficult to apply a small area of paint that will not stand out in certain light. Over time, the sheen of the paint in the stored can may have altered from heat fluctuations, and the wall color may have faded. Tiny holes made by brads typically will not show, and are best left entirely alone. If you have hung wall art with larger nails, these will have to be filled.

In these situations the only way to repair a wall without the appearance of patchwork is to roll paint from corner to corner. This might seem like an unnecessary expanse of painting, but it is virtually impossible to patch paint a wall without it looking like a patchwork. RMA policy allows for 12 tiny nail holes per wall to be considered normal wear and tear. Anything in excess of that will be considered damage. If you are unsure, call your property manager first, before attempting a repair job. If your repair is visible, it will most likely have to be repaired again, to our standards and at your cost. spencer@rentalsinboise.com

Bogus Basin – Now A Summer Playground!

In the midst of the Great Depression of the 1930s volunteers helped create the Bogus Basin community ski hill. Eighty plus years later, this historic winter attraction now has two seasons, adding summer fun to its list of recreational activities. May 26th saw the start of Bogus Basin’s very first official summer operations. For decades now European ski resorts have capitalized on their mountain resources and ski infrastructure to attract summer vacationers with a multitude of activities, creating an outdoor playground for families. Bogus Basin has followed suit with an impressive lineup of attractions.

The Glade Runner mountain coaster will thrill you as you drop 4,330 feet of elevation safely strapped into a mountain coaster cart that hurtles full pelt on a track that winds through the trees. The bungee trampoline will allow you to fly more than 20 feet into the air, while doing front flips and back flips without fear of falling. Enjoy racing down the 300 foot tubing ramp -no snow needed! How about some rock climbing? Bogus now has a 32-ft rock climbing structure. For the younger, and perhaps not quite so daring members of your family, Bogus has a mining sluice where you can sift for gold, gems, arrowheads and fossils. Have you always wanted to ride the chairlift, but don’t ski? Now is your chance! Take a ride on the Deer Point Express chairlift to the top of Deer Point, then hike or bike the trails down. If you’d rather just take in the views, take the easy way down and hop back on the chair. Mountain biking, horseback riding, and hiking are also available. The Double R Ranch BBQ Smokehouse serves food and drink from 11am – 7pm during days of operations, Friday through Sunday. Buy single rides/session or unlimited day passes for the different activities, and if you don’t want to drive the windy road up to Bogus, catch the shuttle.
