‘Tis the Season to be Grateful and Giving!

Our tenant Christmas gift program has increased in popularity each year. Christmas brings out the giving side in most of us, and we are grateful for your generosity to your tenants in years past. Your holiday elves, (RMA), would be delighted to, once again, deliver a thank you gift to your tenants on your behalf. We suggest a $25 gift card. Due to the excessive activation fees charged by Visa and other bank cards, this year we have selected Walmart cards. This decision was made on the basis that there are Walmart stores in every community that we manage rentals, and tenants will have a wide selection of goods from which to choose, from everyday basics like food and gas to more luxury items like jewelry!
If you believe your tenant was “nice” enough this year to receive a visit from Santa’s RMA elves, please let us know by December 10 and we’ll be sure to put a smile on your tenant’s face, which will also most likely be accompanied by good will for the New Year.

Make sure your rental benefits from preventative maintenance care. Look for your 2020 Opt-In maintenance survey, scheduled to email to you at the end of January.
The maintenance updates only apply to those of you who have pre-ordered these preventative maintenance services. If you didn’t opt in for a service you read about in this newsletter, and would like to schedule a service, just email Spencer@rentalsinboise.com to let him know.)
The following services were completed in November:
- Fall yard clean up
- Sprinkler blow outs
- Gutter clean outs
There are no preventative maintenance services scheduled for December and January.

Year End Accounting
While everyone else is slowing their pace and enjoying the holiday season, the accounting staff at RMA are busy wrapping up bookkeeping for the year end.
Here is what you can expect:
Your December Statement will be available through your portal as usual after the 25th. It will include year-to-date totals.
Your detail Profit and Loss statements, (owner’s income and expenses for each property), will be attached to your owner portal at the end of January. It will also be sent to the address we have on file for you by US mail on or before January 31st.
Your 1099 will be mailed on or before January 31. For security reasons, the 1099s are not made available to view online.

Upcoming Changes To Tenant Services
Heading into the new decade of 2020 RMA will be making some improvements to tenant services.
Pay Online Service Provider Change. We have sent tenants a letter about our switch from Paylease to Rent Track. This letter details how it works, how much the fees are, and an option to build credit. We will send an email in mid-December with instructions on how to setup an account and pay rent commencing with January rent.
