‘Tis the Season to be Grateful and Giving!
Thanksgiving is the season to remind ourselves of the power of gratitude, and Christmas brings out the giving side in most of us. Your holiday elves, (RMA), would be delighted to deliver a thank you gift to your tenants on your behalf. We suggest a $25 gift card. Last year we purchased Visa Gift Cards which were very well received. Giving a Visa Gift Card will enable your tenant to purchase where and what they want at their discretion and not be bound to a specific retail store.
If you believe your tenant was “nice” enough this year to receive a visit from Santa’s RMA elves, please let us know by December 10 and we’ll be sure to put a smile on your tenant’s face, which will also most likely be accompanied by good will for the New Year. Each $25 Visa Gift Card will incur a $28.95 charge to your account. The up-charge is a service fee of $3.95 charged by Visa. RMA will send the Gift Card to your tenant with a note letting them know the owner of their rental requested we deliver this gift with warm wishes for the season and happiness throughout the coming year.
Please email Claire@rentalsinboise.com along with the property address and Gift Card amount if greater than $25 to request we take this action on your behalf. Remember it’s a tax-deductible expense!
Holiday Office Hours
Christmas week and New Year’s week the office will be operating with a reduced staff to allow each employee additional days off over the Holiday period.
Friday December 14 – Office Party, Closing at 3:30pm
Monday December 24 – Closed. Christmas Eve
Tuesday December 25 – Closed. Christmas Day
Monday December 31 – Closed. New Year’s Eve
Tuesday January 1 – Closed. New Year’s Day.
(The maintenance updates only apply to those of you who have pre-ordered these preventative maintenance services. If you didn’t opt in for a service you read about in this newsletter, and would like to schedule a service, just email Spencer@rentalsinboise.com to let him know.)
Look for the 2019 Preventative Maintenance Suggested Services in January. These will be emailed to you with a request for you to return to us with your choice of opt-in or opt-out for each suggested service.
We are currently wrapping up service orders for the following pre-ordered services and will be completing all billings by December 25.
- Crawl Space and Attic Inspections
- Hot water heater service
- Gutter clean out
- Fall landscape clean-up
- Fall lawn care
Year End Accounting
While everyone else is slowing their pace and enjoying the holiday season, the accounting staff at RMA are busy wrapping up bookkeeping for the year end.
Here is what you can expect:
Your December Statement will be available through your portal as usual after the 25th. It will include year-to-date totals. Your detail Profit and Loss statements, (owner’s income and expenses for each property), will be attached to your owner portal at the end of January. It will also be sent to the address we have on file for you by US mail on or before January 31st.
Your 1099 will be mailed on or before January 31. For security reasons, the 1099s are not made available to view online.

Our December Tenant Newsletter reminded our tenants of several items to prepare for the winter ahead. We ask for feedback on what they want their newsletters to encompass in 2019, and we advise them of our Holiday office hours. Employee Spotlight – Spencer Henderson
For our December employee spotlight we are featuring our lead property manager, Spencer Henderson. A native to Boise, Spencer graduated from Borah high school, and later continued his education at Boise State University—studying political science and criminal justice. He is a quick-thinker and spends his days at RMA interacting with both tenants and owners to give them the best experience possible. If a problem happens to arise, Spencer’s our guy.
Spencer’s interest in criminal justice and his ability to problem solve, may stem from a childhood spent dreaming of being a police officer. Young Spencer was particularly interested in being the kind of cop with a K9 companion! He is a great admirer of his father, who has been an educator in the Boise School district for 28 years, and somehow still found the time and energy to build their beloved family cabin in Cascade, Idaho by hand. “It has been 14 years since I had him as a teacher, 10 years since I moved out of the house, and I’ve never stopped learning from him,” says Spencer.
Mornings in the Henderson house begin early. In addition to his family at RMA, Spencer has two girls that he must ready for school each day. He then commutes from his home in Kuna to our office in Garden City. Post work and school, Spencer and his family spend the weeknights catching up on reading and homework before dinner. After that, they spend some time on a fun activity before heading to bed. When he’s not busy being super-dad, or managing properties, Spencer enjoys working with his hands and spending some quality time with his buddies.
Spencer is getting serious about his woodworking and carpentry hobby—so much so that friends, and family are starting to order custom pieces! As a dedicated football fan, Spencer loves to rally his group to come watch a game. Alas, as most of his crew are former University of Idaho grads, no BSU games allowed. Not to worry, from what I understand they can usually agree on the NFL. In his solo-time Spencer enjoys listening to a wide variety of audio books and tech podcasts, or reading tech news.
