Important Reminders

1) We are now back to temperatures in the 80s after weeks of heavy rains.  A perfect scenario for growth! Your lawn and planter beds should be growing like crazy, as will the weeds! Keep up with the weekly lawn mowing, edging and weeding.

2) This is the time of year the HOA management firms drive by looking for unkempt landscaping.  So make their job easy, and keep your landscaping looking great.

3) All sprinkler turn ons are completed.  As the weather starts to dry, watch for any dry spots in your lawn and let us know if your sprinkler heads don’t seem to be covering the landscape correctly. Also, if there are any soggy areas, that could mean there is a break in the sprinkler line or a sprinkler head is malfunctioning.  Be sure to use our property meld system to report any concerns of that nature. This applies to tenants in duplex, 4-plex and apartment complexes as well. The HOA company is supposed to catch these things, but they don’t always. So please let us know if sprinklers are over watering, watering buildings or driveways, or underwatering the lawn or planter beds. 

4) Our monthly reminder - have you changed filters recently?  Your lease requires you to change them every two months.  Clean filters improves the performance of your furnace and air conditioner and keeps your air quality free of allergens and dust.  If you don’t know where to find your filters, or how to change them, please call your property manager. 

5) Before long you may be wanting to use your air conditioning unit.  It would be a good idea to test it out now, to make sure it’s operating correctly, so you don’t find yourself in the middle of a heat wave with a broken A/C unit.  Use our property meld system to report any concerns.

6) Did you open up your foundation vents yet?  This needs to be done to allow for healthy air circulation through the crawl space to avoid mold! 

7) In June some of our property owners have scheduled some of the following services: crawl space/attic/roof inspections, dryer vent cleaning, hot water heater service.  If your home is scheduled for one of these services your property manager will reach out to you to let you know, and facilitate scheduling.  For security reasons, please do not allow any vendor to enter your home unless you have heard from us first!

Keeping Our Planet Healthy – Clean Disposal Practices

Sometimes life gets hectic – we all know that.  In the day-to-day grind, however, it is still important to remember our responsibility to do our part in keeping the earth clean and healthy.  Even small efforts, like recycling and proper disposal go a long way.  

As you have probably heard, there is an enormous garbage patch in the Pacific Ocean, due to tons of trash we have been dumping in the water for years.  Not only is this contaminating the ocean, but it has a perilous effect on marine life and ecosystems crucial to our planet’s well-being.  Widespread recycling is a major step in decreasing the amount of trash accumulating in our oceans.  The good news is, most communities have recycling programs and initiatives that let you know exactly where your recyclables are going.  For example, a new community-based program,, is aimed at safely recycling glass products in Boise and the Treasure Valley.  They provide information on where your recycled glass is going, and how it will be repurposed.  This transparency gives you assurance that your efforts are working!  For more information about how to recycle in your town, visit the links below.

In additional to recycling, you can participate in clean practices by properly disposing of other types of waste as well.  Firstly, picking up after your pet – You might not realize it, but if your pets “doo-doo” ends up in a sewer or storm drain, it flows into the river, and you guessed it, into our drinking water.  Safely disposing of your pet’s waste is a small gesture that goes a long way for your community.  Secondly, it is very important to dispose of your household cleaners, paints, and other chemicals in a safe way.  If thrown away with normal trash, these products could gravely endanger people and the environment.  Boise offers free and easy ways to properly dispose of hazardous materials.  Visit for more information.

In sum, our current environmental situation is grim, but the good news is: It is in our control!  If every person did their part, we could restore the planet to a healthier state for generations to come.
