Dryer Vents - Fire Hazard Causing 35 Million in Property Loss Each Year!

As a property owner, one of your top priorities is undoubtedly the safety and well-being of your property.  According to the Consumer Product Safety Commission (CPSC), thousands of house fires are caused by dryer vent blockages each year.  Whether you are a resident in your property or have an investment property with one or multiple tenants, it is imperative that dryer vent filters are properly maintained.

A dryer vent works by increasing the flow of hot air to dry your wet clothes.  When it becomes clogged with too much lint build up, the combination of lint and hot air causes a major fire hazard.  This is especially dangerous if you or your tenant turn the dryer on and go to bed for the night.

Proper Maintenance

Dryers themselves should be cleaned annually, and vents should be inspected every few months.  The CPSC lists guidelines to follow in properly maintaining dryer vents:

  • Clean the lint screen/filter before or after drying each kind of clothes
  • Clean the dryer vent and exhaust duct periodically
  • Clean behind the dryer, where lint can build up
  • Replace plastic or foil, accordion-type ducting material with rigid or corrugated semi-rigid metal duct
  • Take special care when drying clothes that have been soiled with volatile chemicals

Finally, if clothes are taking longer to dry or there is a burning smell, dryer vents should be immediately inspected regardless of the time guidelines.  

RMA routinely recommends dryer vent service with each tenant turnover where dryers are not installed directly against an outside wall allowing for a short straight vent to the outside.  

Dryer vent cleaning is also offered in our suite of optional maintenance services.  Estimated cost of service for a single-story home is $99.

Accounting Updates

 Those of you who subscribe to the Eviction Protection Plan will see your annual billing in your July statement. Charges will be deducted from your earnings. (Some of our long-term clients are on a monthly billing cycle, you will be billed as usual.)

Vendor billings for pre-elected optional maintenance items received prior to closing our books on the 25th will appear in your July statement.

In an audit of owner website activity that Karen conducted a couple of weeks ago it became evident that many of you are not accessing our website to login to your online portal which provides you with monthly statements and copies of vendor invoices.  This could be because you have forgotten your password and have been locked out from access.  If this is the case, please contact Karen@rentalsinboise.com.  Karen can also assist you with any questions you may have about your statement.

Tenant Update

This month’s tenant newsletter also features proper maintenance of dryer vents, considering most of this is the tenant’s responsibility.

To encourage tenants to read our newsletter so that they keep informed of reminders and general maintenance updates, RMA has incorporated a puzzle into the newsletter for which a prize will be awarded each month.  We have seen an amazingly successful 30% increase in readership! Vendor Spotlight – Perry Campbell, HouseCheck

 Realty Management Associates is pleased to feature Perry Campbell with HouseCheck as our vendor spotlight for the month of July. Perry was introduced to the industry when he spent time as a production manager for a remodeling contractor. This work lead him to a client who happened to be a home inspector, the rest is history! Now as Vice President of Inspector Operations, Perry spends his workdays covering a wide range of business development tasks. He also is responsible for managing the largest team of employees in the company.  

Sharing the HouseCheck vision, mission and philosophy, is Perry’s main prerogative.  HouseCheck focuses on improving the quality of a home. HouseCheck also runs a non-profit to carry that philosophy even further, and to help improve quality of life within the home (HouseCheck Foundation – for battered women, children and pets). 

Perry is a man who is deeply committed, not only to his work, but also to his faith and family. He begins each day by reminding his wife how much he loves her, reading the scriptures, and praying for forgiveness. He also takes note of his mantra “beyond what things we’ve learned or done, what matters most is who we’ve become”. He attends church every Sunday and strives to lead a life that upholds family values, personal accountability, honesty and integrity. For entertainment, Perry enjoys spending quality time with his wife, three children, and thirteen grandchildren. He also occupies his mind by writing both literature and music, and singing.
