What’s New for RMA in 2017?
We have lots to look forward to in 2017. But first I’d like to recap some advancements RMA has made in 2016.
Our website went mobile ready! As more and more people use mobile devices, not only for while they are on the go, but also as their device of choice, having a website that is optimized for mobile devices is essential. Prospective tenants can now use all our online services while out driving through neighborhoods looking for their rental home.
Electronic Signatures Service: Both clients and tenants can now view and sign RMA documents online. No more printing, signing and scanning to send back. Just open the document, sign and submit!
Tenant Appreciation Program & Newsletter: Renters Messages and Announcements newsletter was launched in 2017. The purpose of this newsletter is to communicate reminders to our tenants about maintenance tasks they are responsible for. The Tenant Appreciation Program is the hook we are using to encourage tenants to read the newsletter. Our TAP partners are offering valuable discounts and sometimes free product to our tenants. This is a wonderful win-win for local businesses and our tenants, which we anticipate will build tenant loyalty and help us to attract responsible high quality tenants.
HOA Collaboration Initiative: It’s shocking how HOA and rental management companies so often work in exclusion from one another. Collaboration makes so much more sense! Working closely together, nurturing an environment of communication and cooperation, we can be so much more effective at watching over our mutual client’s investment property. RMA is taking the lead in reaching out to HOA Management companies to develop a strong collaborative approach to property management.
So what’s ahead?
Tenant Finding Partnerships: 2016 was a strong year for rentals and we expect 2017 to continue strong. However, there are always ups and downs in every market and RMA wants to be ahead of the game when the tenant pool is not quite so abundant. To this end, we are partnering with the major employers in the greater Boise area, to be their number 1 rental resource.
Maintenance Check List: Although RMA is not an asset manager, if is our desire that your investment is kept in good structural and mechanical condition. This is not only good for the rentability of your property, it is also important in assuring the value of your property is safeguarded. To help you with keeping your investment in tip-top shape you will be receiving a list of suggested preventative maintenance inspections and tasks with cost guidelines and frequency suggestions. We are requesting you indicate the items you wish scheduled, and those you decline, and then return the list to us to make arrangements on your behalf.
Short Term Rental Management: Increasingly popular with business and vacation travelers is the airbnb world of staying in private residences for just a few days, or sometimes a few months. This trend has been rapidly increasing in Boise, and RMA thinks it’s worth taking a look at. Aside from servicing the traveler, a furnished short-term rental will also service the much-needed temporary housing needs of buyers transitioning between homes. In 2017 we will be beta testing management for airbnb style properties. If you have a rental in the North End, Downtown Boise or Eagle neighborhoods, and would like to participate in our beta test of this market. Please contact Claire@rentalsinboise.com.

Today more than ever you have a lot of options for your flooring needs. Here listed are some the benefits and things to think about from choosing Carpet.
- Affordable Option
- Energy saving – insulates floors (R value)
- Sound - keeps noise down by absorbing it
- Safety - provides a non-slip floor
- Health – Traps allergens
- Care – Easy to maintain
- Install – Quick and easy to install
- Appearance – Soft, warm and welcoming
In rental properties a certain amount of wear and tear is normal and to be expected. It is to the benefit of the property owner to have the carpets regularly “deep” cleaned by a professional. This process will extend the life of the carpet and prevent premature replacement.
According to the EPA neglected carpet can be an indoor air pollutant by having dust mites, pet dander and dirt present. Professional Carpet Cleaning will eliminate these pollutants by killing the bacteria and rinsing them from the fibers. Thus it’s not only beneficial for your property but also for the overall health of your tenants.
All our winter-ready maintenance was completed in November. Many yards are now covered with a dusting of snow and the plants, shrubs and deciduous trees are snoozing through the winter.
