RMA conducts thorough screening on each applicant. The prospective tenant must supply two years landlord history, two years employment history, bank statements, wage documentation, and two forms of identification in order to begin the screening process. A full credit report is obtained from Credit Data of Idaho (CDI), in addition criminal background checks are performed.
Knowledge of Legal Requirements
RMA complies with all Federal and State Fair Housing laws and State Tenant-Landlord laws. In addition, RMA properly discloses facts about lead-based paint hazards and potential mold contamination. Representation of the Owner’s best interest is the primary concern of RMA. Comprehensive Rental/Lease Agreement
RMA has a comprehensive rental agreement, which thoroughly addresses tenant rights and obligations and protects the Owner’s interest. This agreement has been developed over 20 years and continues to evolve. Maintenance
RMA maintains a relationship with community vendors, tradesmen, and handymen to accomplish virtually all maintenance requirements. These relationships are based on fair dealings and volume, which translate into substantial savings for the Owner/Investor. Equally important, RMA conducts routine and thorough inspections of the property and attempts to identify potential liability issues affecting the Owner. Eviction and Problem Tenants
RMA manages timely rent payments with a clear and easily understood system. All rents are due and payable on or before the first day of each month. Each tenant is given a five (5) day grace period without penalty. Delinquent notices are mailed on the sixth (6th) day of each month. If rent payment or acceptable arrangement is not made by the tenth (10th) day of the month, the eviction process begins. The objective of RMA is to ensure return of the property by the end of the current month, if eviction becomes necessary.
