RMA maintains a premiere website, www.RentalsInBoise.com, which effectively promotes all vacant property. In addition, a 24-hour hotline is maintained which provides information on each available rental property. A volume contract has been negotiated with our local newspaper, allowing RMA to pass substantial savings on to the Owner. RMA also installs a clean, professional yard sign that easily identifies a “For Rent” property.
Tenant Screening
Comprehensive screening as described in Risk Management. Lease/Rental Negotiation
Before an approved Tenant takes possession of the premises, the rental/lease agreement is presented in detail. Many parts of the agreement require the tenant to initial his/her acknowledgement. The presentation includes a Resident Inspection and Acceptance form, Resident Handbook, important phone number list, and a Move-out Requirements Checklist. The entire presentation is orchestrated to ensure a satisfied tenant and a profitable tenancy. Tenancy Negotiation
RMA supervises all communications related to the tenant. A 24-hour emergency line is monitored for those very important emergency calls. Maintenance requests from a tenant are evaluated and processed. RMA will contact the Owner regarding extraordinary maintenance expenses. When a tenant gives notice to move, RMA insures that all procedures are met per the terms of the Rental Agreement, including return or forfeiture of the security deposit. Vacancy Make-Ready
A thorough inspection of the premises is conducted when the tenant returns possession. The inspection report properly identifies tenant-responsible deficiencies versus normal wear and tear. RMA will supervise all necessary maintenance and repairs to return the property to rentable condition as soon as possible.
RMA conducts several inspections of the property;
1) Initial Inspection
2) Move-In Inspection
3) Move-Out Inspection
4) Four-Month Inspection with each tenant
5) lease renewal inspections
6) periodic and routine drive-by inspections.
In addition RMA enlists passive inspections from neighbors and vendors.
